Apartments available from 2.30pm on day of arrival and vacated at 10 am on day of departure. Payment of 25% required as a deposit on booking. Balance due 8 weeks prior to holiday dates unless booking less than 6 weeks then full payment is required.

Cancellation: If you are compelled to cancel your holiday you must confirm in writing as soon as possible. There will be NO refund for cancellations less than 28 days of commencement of holiday. You will be held responsible for the balance of your holiday cost. Holiday insurance is recommended.

Number of occupants : the contract will be entered into on the understanding that the total number in the party shall under no circumstances exceed the maximum capacity of the apartment as advertised on the brochure.

A damage/loss waiver of £100 per apartment is payable with the balance. This is refunded in 24 hours subject to apartment being left as found.

All apartments At the end of your stay you must leave everything in a clean and tidy condition. You are responsible for any damage or loss sustained during your stay. The cost to repair or make good any damage will be taken from your damage deposit. The remainder will be reurned within 7 days.

High Season Saturday - Saturday. Winter, Midweek and Short Breaks (minimum 3 nights) seperate bookings required for 4 persons or more (on 2 consecutive weeks).

Telephone reservations are accepted with banking details, subject to the standard booking deposit of 25% and confirmation within 3 days. Bookings accepted by persons aged 18 years + and over only. On receipt of booking - 25% deposit or full payment, we will email or send your confirmation along with balance due.

Same Sex Bookings; If you wish to book a single sex party you must inform us at the time of booking. Each memberof the group will have to pay a £100 damage waiver deposit. If there is no damage or problems in the apartment then the deposit will be returned within 7 working days. If damage has occurred then what is left after costs will be returned. (This applies to multiple bookings of 3 or more persons, Hen, Stag etc).

Smoking; The apartments are strictly non smoking. If we detect smoking has occurred, there will be a charge of £60 to fumigate the apartment.

Pets; Are not allowed except from special permission from the owners. An extra charge per week of £70 must be paid with original deposit. This is non refundable.

Vehicles; Accessories and contents are left entirely at owners risks. We the owners are not responsible for loss or damage to guests vehicles and property.

It is advised to call the owners with time of travel to arrange collection of security cards.

Owners Rights, We, the owners, reserve the right to alter or withdraw amenities or facilities which have either been advertised or previously available, without prior notice - where reasonably neccessary due to repairs, maintanance and circumstances beyond our control.

We, the owners, have the right to refuse the hand over of accommodation to any person(s) who we deem not to be "suitable" to take charge of the premises. (In which case balance will be reimbursed excluding 25% deposit).

If, we the owners, deem that guests are unsuitable due to damage caused or disturbance to other guests. You will be asked to leave the premises. No refund will be given.
